The desired end result will be a new kitchen diner, (?new conservatory) and toilet and smaller downstairs utility - (?possibly incorporating brick shed/outhouse). The work will also require installation of new boiler, including moving it from its present inconvenient location and consider greener energy options such as ground source heat pump. Consider Aga or similar also and other suggestions. The upstairs space will require putting in proper flooring. The roof may also need work. The current kitchen's true ceiling is quite high (with a false low ceiling) - thereby limiting the loft space. This will mean moving or finding other solution to three tie-bars which cross this space. The access to this space can be via a door from the present upstairs part of the house - i.e. no stairs will be needed, (?but small second staircase (e.g.spiral) may be useful to access converted space from the other end). The upstairs space will become a new bedroom and ensuite bathroom and perhaps an office. Will need several windows inserting - one dormer and several Velux type and new standard wall window at the gabled end. There is some other work in the main house which will also be needed, such as knocking through two adjacent bathrooms together, new suite, and putting in natural daylight light tubes possibly. Floor area of both upstairs and downstairs spaces is about 10x6 metres, plus outhouse, plus conservatory. N.B. Conservation area rules will apply, but building is not listed. ...
