> Job description: I have a 2 beroom end of terrace house and want to convert the loft into a 3rd bedroom with ensuite using a dormer roof on the rear of the house. I have a good idea of where the stairs can go, etc. but need detailed drawings for a builder and expert advise on whether I can move 1 or 2 RSJ s in my loft fitted to support a chimney which was removed before I purchased the house. Like most people I am on a budget, so will need plans for the different contractors I will use. I am looking for an architect/qualified surveyor to visit my house, discuss options, any suggestions would be welcomed. Then produce plans for builders and to show the local building regs. person. I am looking for a quotation to confirm how much you would charge for this service, if the drawings are not as described I may ask for one revision (unless they are drastically different), but will be clear on any required changes and not keep pestering for 1 small change at a time.
