We plan to re-instate the decking, plants and garden furniture for use as a roof terrace again after it has been repaired and would need a minimum 10 year guarantee that would cover it’s use as a roof terrace. Approximately a third of the whole flat roof area is used as a roof terrace and has had decking on it for the past 15 years, (and the rest has been exposed to the elements with no decking.) We are now getting leaks coming through to the ceiling below around the areas where the stanchions go into the concrete but there are no signs of other leaks elsewhere on the ceiling. We have now taken up all the decking and I am emailing you some images of the surface of the area which was under the decking. There are quite a lot of cracks in the solar paint but they are no more than 0. 1 - 0.2cm deep. There are also indents where the ceramic tiles /spacers had been positioned to spread the load. The deepest indent is 0.5 cm but most are less. The tiles measured 15 cm x 15 cm. There is also a bit of a ‘ripple’ effect around some of these indents. The area which was under the roof terrace is approx 5 metres by 3metres and we are interested for a quote for this area. Could you also let me know if the guarantee will still stand if the remaining area of the roof which is not used as a roof terrace is not repaired? I can email a plan and photos if required. ...
