The survey states: The main pitched roof appears generally even with no indication of significant sagging or distortion. However, the roof has been recovered in heavier materials and some additional strengthening may be necessary. A detailed report should be obtained from a structural engineer. The pitched tile roof coverings are in generally satisfactory condition commensurate with age, but ongoing maintenance will be required. The pitched roof slopes to the two storey rear addition could not be seen and therefore it is not possible to comment upon condition. It is assumed these are in similar condition to the main roof slopes but an inspection before purchase is recommended. The small single pitched roof to the front bay/canopy is in a serviceable condition. There is a large flat roof to the two storey rear extension which again could not be seen. There is a smaller roof to the single storey rear extension and this appears to be covered with lead sheeting. There is evidence of ponding due to poor falls and the flat roof has been patch repaired in the past. You should allow for recovering this small roof in the short term. There are valley gutters where the front and rear gable roofs abut the front and rear main roof slopes. Valleys are prone to damp penetration and require regular maintenance.) ...
