> Job description: Our septic tank serves 13 farm cottages and we are looking for a quote to desludge the tank on an annual basis and to maintain the system in good working order including pipes etc. The tank is situated at the edge of the field just beside the road directly in front of the cottages , so is easily accessible. It was upgraded just last year and has a Sepa licence. Sepa also did a dye test a few years ago to determine if it flowed to the nearby burn, but could find no evidence of this so we think it probably just goes to field drains.

> Job description: We are a street of 13 ex-farm cottages in East Lothian,mainly with two occupants and are served by a septic tank.We are currently in dispute with the landowner who owns the land the tank is sited on, over the charges he now wishes to make for tank maintenance. Our title deeds state that we each own 1/13th of the tank and maintenance costs should be agreed from time to time by the 13 owners, and although the landowner still owns 5 of the 13 cottages, there is nothing in our deeds to suggest that the maintenace should be carried out by him or that he should decide what the annual charge should be. The majority of the residents would now prefer that the maintenance should be carried out by an outside company, and would like an idea of the costs involved. There is a roadway in front of the cottages with a field on the other side and the tank is situated just inside the field, easily accesible from the road for emptying etc. We also assume that the tank drains to field drains as there is no evidence to the contrary. I would be grateful if you could give us initially some rough estimate of annual maintenance costs for septic tanks in hamlets of a similar size, and look forward to hearing from you. Many thanks.
