C.6.b. Roof Structure and Covering:
The main roof is of traditional pitched and ridged design. The slate roof covering has been stripped and recovered with much heavier concrete interlocking tiles.
The roof frame is of traditional timber construction. The roof is of traditional timber frame construction of rafters on purlins, supported by struts and binders. Additional support should have been provided within the roof void to support the additional weight, but it hasn’t. Only minor undulations were noted and these are considered within acceptable tolerance for a property of this age and design. However, due to the lack of extra support and other defects within the roof void, extra support and repairs are urgently required. Especially the rear purlin, which is resting on the chimney breast, which itself has been partially removed and not supported properly. You should engage a Structural Engineer to re-design the additional strengthening and supports required, including designing proper support for the remainder of the chimney stack, which is currently resting on a few bricks and Gallow brackets poorly fitted upside down.
Then with the Engineers specifications, obtain quotes from three or four reputable Building or Joinery Contractors specialising in this type of work.
ACTION: You are advised to instruct a Structural Engineer to design and give specifications for extra support. You should also obtain reports and quotations from competent Building Contractors prior to a commitment to purchase for the works specified by the Engineer.

No Significant damp meter readings were obtained to most areas that we were able to test within the accomodation. However, wWhere the rear main wall divides the middle bedroom from the wc there is a large area of penetrating dampnesson both sides. From available vantage points it is not possible to be certain of the cause although the problem is likely to be due to either gutter leakage or defective weatherproofing (flashings) at the side of the back additon roof. A closer inspection with roofer's ladders will be necessary, preferably during rain. In the kitchen there are some old damp stains at the junction between the flank wall at the ceiling. The areas concerned are no longer damp. There are also damp stains to the roof timbers.
Action:
Instruct a roofer to closely examine the point of abutment between the back addition roof and the rear main wall, and also the back addition gutter, with a view to eradicating the source of the penetrating dampness
Surveyors comments: Roof Space:
1) Support to the main purlins at their flank wallends is nominal only and should be imroved by building in brick corbelling or similar. 2) We recommend that steel straps be installed to connect the flank wall brickwork to the rafters and the ceiling joists, thereby improving lateral stability. 3) The small timber casement window in the flank gable end has been displaced from its original position (possibly old blast damage)and it will be a source of rainwater penetration. The window frame should be re-set or renewed completely.
