There are some myths about metal roofs, for example that they are noisier or less insulating than tiled roofs, or that they get struck by lightning more frequently. Some of these myths may be true for the zinc roofs you see on small huts or shacks, but none of them are actually true for a modern metal roof structure which is far more sophisticated than a sheet of zinc nailed to the roof top.

Benefits of metal roofs

First of all, compared to shingles, metal roofs are quick and easy to install. They usually come in large sheets, which a professional roofer can install in a short amount of time. Also they are far lighter than roof tiles; therefore a metal roof structure is suitable for almost any home. Conventional roof tiles are actually up to seven times heavier per square metre than metal roof sheets, which makes metal roofing a great choice for more fragile buildings. There are also metal roof shingles available that can be used like normal shingles if you don’t like the look of metal sheets, either way metal roofing is safe and great at weatherproofing your home.

Disadvantages of metal roofs

First of all, thermal and sound insulation is not a disadvantage of metal roofs. The metal roof structure includes small air pockets and sufficient insulation so there will be no more noise than there would be with a properly installed tiled roof and heat loss will be not greater either. Furthermore, metal roofs are not more vulnerable to lightning than ordinary shingles. In fact, as they are non-combustible, they even provide relatively more security from fire. As some metal roofs will be installed over existing conventional roofs, the whole metal roof structure will determine how fireproof the roof actually is. Metal roofs are not as flexible as tiled roofs, though: it is not very difficult to replace a broken shingle, but replacing a damaged metal sheet is more expensive and time consuming. Also a metal roof may be a little bit more expensive than a conventional roof; however, it will have at least the same durability and with its architectural benefits, it may still be the best choice for you.

You will have to agree on which necessary materials, such as tiles or sheets are needed, add on installation costs and pay for any insulation material for the metal roof structure. Metal roof prices will vary depending on the materials and quality you choose, the price range starts at around £5 - £10 per square metre and can go up to around £40 per square metre.
